Most of my business is on Lake Norman, so let me be straight about what I am useful for in Charlotte and what I am not.

Charlotte is not one market. It is dozens of them, and they behave differently. A 1920s bungalow in Dilworth, a tower condo Uptown, a new build in Ballantyne and a ranch in east Charlotte are four separate searches with four separate sets of rules about pricing, inspections and how fast you have to move. Anyone who tells you they cover all of Charlotte equally well is telling you something that is not true.

Where I am genuinely useful is the north side and the corridor between the city and the lake: the areas that connect to Huntersville and Cornelius, and the buyers moving in either direction along it. That is the road I have driven for twenty-three years. I know what the commute actually costs you at half past seven in the morning, not what the map says.

The city is the largest in North Carolina and the second-largest banking centre in the country, which is what drives most of the relocation I see. Employer, school and commute usually decide the neighbourhood before anything else does, and in Charlotte that is the right order to decide in. Get those three fixed and the list of neighbourhoods shrinks to something you can actually visit.

A few things worth knowing before you start. Charlotte-Mecklenburg Schools uses assignment zones that do not follow neighbourhood names, and they are reviewed periodically, so a listing that advertises a school is making a claim you should verify rather than trust. Property taxes and any city-versus-county distinction will change your monthly number materially between two houses at the same price. And the light rail line has a real effect on values near stations, in both directions depending on the block.

If you are relocating from out of state, the most valuable thing I can do is spend a day driving you around before you look at a single house, so you understand how the city is shaped. People who skip that step buy in the wrong part of town and move again in three years. I would rather spend the day.

If you are buying deep inside the city and not near the north corridor, I will tell you so and put you with someone who lives in that submarket. I would rather refer you well than serve you badly.
