Every home for sale in Pineville, whichever firm has it listed, not only Sunny’s.
Pineville is a small incorporated town at the very bottom of Mecklenburg County, on the South Carolina line, and it is the one place in this search area where the state border is part of the daily decision. Fort Mill and Indian Land are minutes away, the tax situation is different on the other side, and half the traffic through town on a weekday is people working out which side they want to be on.
It incorporated in 1873 and it is older than that: James K. Polk was born here in 1795, and the state historic site marking it is on the south side of town. What you see driving through now is mostly the commercial belt around Carolina Place, which is the reason a lot of people know the name at all. The residential town behind that is small, older, and easily missed.
From my office in Cornelius it is about thirty six miles and forty minutes, straight down I-77. It is the most direct drive of any of the Charlotte area towns on this site, which is not the same as the shortest.
Read off the Canopy feed on 20 September 2026: 69 homes on the market, a median asking price of $524,000, and about a third of them new construction. The largest neighbourhoods by listing count are Miller Farm, Carolina Crossing and Danby, and Miller Farm alone is around a third of everything for sale in the town. That tells you most of what you need to know about the size of this market: it is small, one development can dominate it, and if that development is not what you want then your real search is wider than Pineville.
What people buy here is position. You are inside Mecklenburg County, you are in the Charlotte-Mecklenburg Schools district, you are on the interstate, you are ten minutes from the state line, and you are next to as much shopping as anybody needs. What you give up is space and quiet. Lots are modest, the commercial traffic is genuinely heavy, and a street that looks peaceful at eleven on a Sunday is a different street at six on a Thursday. Go twice, at different times.
I have not sold a home in Pineville. There is no point pretending otherwise, and it is the reason I would go in with you on the first viewing rather than send you a link and a list of comparables. What I can bring is twenty three years of reading a contract, a disclosure and a survey, which does not change from one town to the next.
If the state line is the real question, say so early and we will look at both sides of it properly.
