Concord
Every home for sale in Concord, whichever firm has it listed, not only Sunny’s.
Concord is the county seat of Cabarrus County and the biggest town on this site that is not Charlotte. It is about twenty miles and half an hour east of my office, across the top of the county, which puts it closer to the lake than most of the places people compare it with.
The name is the town’s own joke about its founding. Two groups of settlers, German and Scots-Irish, argued over where to put the county seat in the 1790s, and when they finally agreed they called the result Concord. The Union Street downtown that came out of it is still there and is one of the better preserved main streets in this part of the state, with the courthouse at the top of it.
Most people know the town for what is on the other side of I-85: the speedway, the mills and the outlet centre. That is real and it is a large part of the local economy, but it is not where you would live, and buyers who only ever see Concord from the interstate come away with the wrong idea of it entirely.
Read off the Canopy feed on 20 September 2026: 616 homes on the market, a median asking price of $395,000, and fewer than one in five of them new construction. The largest neighbourhoods by listing count are Cannon Run, The Towns at Cliffwood and Piper Landing. That median is the lowest of any town on this site, and with 616 homes for sale it is also the widest choice. Those two facts together are the reason Concord keeps showing up on lists it was not originally on.
There are two mailing ZIPs, 28025 and 28027, and they are not interchangeable in practice: one covers the older town and the other the newer growth toward Kannapolis and the interstate. If you have been sent a list of comparables that mixes them, it is worth splitting before you draw any conclusions from it.
Cabarrus County Schools is the district for the town. Assignments change as the county builds, and the district is the only source for today’s, so confirm it before you rely on it.
I have closed eleven sales in Concord, which is more than in any town in this area other than Charlotte itself. Most of them came the same way: somebody priced out of where they started, or somebody who wanted more house than the lake was going to give them for the money. Both are good reasons and neither is a compromise if you go in knowing what the drive back up here looks like on a Friday.
