What are property taxes in Mecklenburg and Iredell counties?
Every home on the lake pays its county first. For the 2026-27 year the four counties that touch Lake Norman have set these rates, each per $100 of assessed value and each read off the county’s own published rate sheet:

Mecklenburg and Iredell are within a cent of each other, which surprises people who have been told the Iredell side is the cheap side. The difference between two lake houses is almost never the county. It is what sits on top of the county: a town rate inside a town, a fire district rate outside one, and in part of Iredell a school district’s own supplement.
What is the property tax on a $1 million home in each Lake Norman town?
Here is the arithmetic on those rates for a home assessed at exactly $1,000,000. It is arithmetic, not a bill: your bill uses the county’s own assessed value for your house and can carry fees, such as a solid waste fee, that are not a rate.

The Mecklenburg combined rates are the county’s own figures: its chart prints 68.58, 76.87 and 72.02 for the three towns. The rest I added up from the county and town rates as each county publishes them.
Denver and Sherrills Ford have no town rate at all: neither is among the municipalities on its county’s rate sheet. Catawba County’s sheet says it plainly, that all property is subject to the county tax plus either a fire tax or a municipality tax, and Lincoln County’s table lists the county and its fire districts and no Town of Denver.
Why do Mooresville-area taxes depend on the town line and the school district?
Mooresville is the one place on the lake where three rates can stack. A house inside the town limits pays Iredell County, the Town of Mooresville and, if it is inside the Mooresville Graded School District, that district’s supplemental tax as well. A house with a Mooresville mailing address outside the town limits pays no town rate, and Iredell County’s fire districts apply instead; the county’s rate page lists several, the All-County fire district at 9 cents among them, and the bill names the one a parcel is in. That is how two houses a mile apart, with the same address line, can differ by thousands of dollars a year.
A Mooresville address can be assigned to Mooresville Graded School District or Iredell-Statesville Schools, depending on the address. School assignments change, and the district is the only source that can tell you today’s. Confirm it with the district before you rely on it.
What will the 2027 revaluation change?
All four counties revalue as of January 2027. The NC Department of Revenue’s schedule for 2026-27 lists 2023 as the latest reappraisal and 2027 as the next for Mecklenburg, Iredell, Lincoln and Catawba, and Iredell County’s own tax page says the next revaluation will be effective for 1 January 2027.
A revaluation changes the assessed value of every property. It does not set the rate: each county and town board sets its rate afterwards, in its own budget. So nobody can honestly tell you today what a 2027 tax bill will be, and I will not try. What I can tell you is to budget from the rate that is published, and to read the new assessment when the county mails it, because that is the number you can appeal.
How is North Carolina property tax calculated?
Assessed value, divided by 100, times the combined rate. The NC Department of Revenue puts it as multiplying the county and municipal or district rate by the county’s appraisal, and property in North Carolina is assessed at 100 percent of its appraised value. On a $1,000,000 assessment in Cornelius at 68.58 cents, that is 1,000,000 divided by 100, times 0.6858: $6,858.

For the 2026-27 fiscal year a home inside the Town of Cornelius pays Mecklenburg County's 49.27 cents and the town's 19.31 cents per $100 of assessed value, 68.58 cents in all. On a home assessed at $1,000,000 that is $6,858 a year. The rates are from Mecklenburg County's own 2026-27 chart; the bill itself is the county's to calculate.
What are property taxes in Davidson, NC?
For 2026-27 a home in the Town of Davidson pays Mecklenburg County's 49.27 cents plus the town's 27.60 cents per $100 of assessed value, 76.87 cents in all, which is $7,687 a year on a home assessed at $1,000,000. Both figures are from Mecklenburg County's 2026-27 rate chart. A small corner of Davidson lies in Iredell County, where the county rate is Iredell's.
What are property taxes in Huntersville, NC?
For 2026-27 a home inside the Town of Huntersville pays Mecklenburg County's 49.27 cents and the town's 22.75 cents per $100 of assessed value, 72.02 cents in all. That is $7,202 a year on a home assessed at $1,000,000. The rates are from Mecklenburg County's own chart for the year, and the town's rate is the same as last year's.
What are property taxes in Sherrills Ford, NC?
Sherrills Ford is not among Catawba County's municipalities, so there is no town tax. The county's own rate sheet says every property pays the county tax plus either a fire or a municipal tax, and for 2026 that is the county's 39.85 cents plus the Sherrills Ford-Terrell fire district's 9.9, per $100: 49.75 cents, or $4,975 on a home assessed at $1,000,000.
What are property taxes in Denver, NC?
Lincoln County's 49.9 cents per $100 plus a fire district rate, because Denver has no town tax. For 2026-27 Lincoln County lists the Denver fire district at 10.99 cents, 60.89 in all, and the East Lincoln fire district at 10.5 cents, 60.40 in all. On a home assessed at $1,000,000 that is $6,089 or $6,040, depending on the district.
