Cornelius

I have sold more homes in Cornelius than in any other town on this lake, and after twenty-three years I still think it is the best address on Lake Norman.

The town started as Liverpool, a cotton village a few miles south of Davidson. In 1893 the merchants who moved their operation here did it for a plain reason: the road into Davidson washed out every time it rained hard. Joseph Benjamin Cornelius put up the money, the residents renamed the place after him, and it was incorporated in 1905. Everything that has happened since happened on top of that little cotton town: the lake filling in the early 1960s, I-77 opening, the waterfront going up.

You can still see the split. Old Town sits east of I-77, with wide sidewalks, big trees and shops in buildings that have been there a century. The newer commercial development runs along West Catawba Avenue toward the water, which is where my office is. Jetton Village and Southlake handle the everyday shopping. Oak Street Mill, the old cotton mill, is now antique dealers and studio space, and the Bella Love art crawl on the second Friday of the month is one of the few things in this area that still feels like a small town doing something for itself.

What buyers come here for is the water. Cornelius has the most expensive waterfront on Lake Norman, and the prices spread a long way apart. Two houses on the same cove can be millions apart depending on the view, the dock, the water depth and how the lot sits to the sunset. That last one matters more than people expect. I will tell you honestly which coves get the evening light and which ones lose it behind a treeline in August.

The parks are genuinely good and they are the reason a lot of families stay. Jetton Park is 105 acres with a beach, tennis courts and trails along the shoreline. Ramsey Creek, just up the road, has the public boat launches, a fishing pier and the Dragon Boat Festival every year. Bailey Road Park has the ball fields and the disc golf. Robbins Park and Torrence Chapel cover the rest. If you have children in sport, you will spend a lot of weekends at these four.

Schools are Charlotte-Mecklenburg. Hough High opened in 2010 and took the pressure off the north end, feeding from Bailey Middle and Cornelius Elementary. That school assignment is one of the main things that moves buyers between Cornelius and Huntersville, and it is worth checking the current boundary before you fall in love with a house. They do move.

If you want waterfront, a Peninsula golf lot, a condo you can lock up and leave, or a house in Old Town you can walk from, those are four completely different searches. Tell me which one you are actually after and I will save you six weekends.
