Pricing it honestly
The single most expensive mistake in a sale is listing too high and chasing the market down. A house that sits gets a reputation, and buyers ask what is wrong with it. I will tell you the number I believe it sells at and show you the closed comparables I got it from. If you want more than that number, I will tell you what it would take to get there.

Preparing it
I walk the house before anything is booked and give you a specific list: what to fix, what to paint, what to take out, and just as importantly what not to spend money on. Most sellers over-improve in the wrong rooms.
Photographing it properly
Every listing I take gets professional photography, and the ones that warrant it get drone work and a film. Two of my listings have their own dedicated websites. Buyers decide from their phone whether to get in the car. The photographs are the showing.
Marketing it
Canopy MLS syndicates to the portals, but that is the floor, not the strategy. On top of it: my own database of buyers and agents built over twenty-three years on this lake, targeted social, and where it fits, a standalone site for the property.
Negotiating it
Offers are not just price. Financing, appraisal risk, due diligence and earnest money, repair negotiations, closing date and rent-back all decide whether an offer actually closes. I read a contract for whether it will survive to the table, not just for the top number.
