Mint Hill

Mint Hill, North Carolina, from the air.

Mint Hill sits in the far eastern corner of Mecklenburg County, where the county runs into Union and Cabarrus, and it has spent fifty years deliberately not becoming a suburb. It incorporated in 1971, and the reason it did was to control what got built. That decision is still the most useful thing to understand about the place.

What it bought is space. Lots here are larger than you will find at the same price closer in, the tree cover is heavy, and a good number of streets have no pavement and no interest in getting one. It is still Mecklenburg County, so the county services and the school district are the same as Charlotte’s, but the feel is nothing like it.

From my office in Cornelius it is about thirty miles and thirty five minutes, which is a real drive across the top of Charlotte. I am honest with people about that: this is not a lake town and I am not going to pretend it is round the corner. What it is, is a different answer to the same question, and buyers who want land and a Mecklenburg address without a Lake Norman price come out here regularly.

Read off the Canopy feed on 20 September 2026: 142 homes on the market, a median asking price of $612,500, and just under a third of them new construction. The largest neighbourhoods by listing count are Whitley Preserve, Williamson Woods and Cheval. That median is higher than Charlotte’s, which surprises people, and it is a function of what is being built here rather than of what is already standing: the new work is going up on big lots at the top of the market.

The old village at the crossroads of Matthews-Mint Hill Road and Lawyers Road is the centre of it, and it is small. Most of your everyday shopping is done either in Matthews or on Albemarle Road, and the nearest of anything specialised is in Charlotte. If you want to walk to dinner, this is the wrong town. If you want to garden, keep a boat on a trailer and not see your neighbours from the kitchen window, it is a good one.

I have closed one sale in Mint Hill, so I will not oversell my knowledge of individual streets. What I can do is read a survey, a septic record and a Union County line on a plat, and out here all three matter more than they do on the lake: plenty of Mint Hill addresses are not on town water or town sewer, and that is a question to ask before you get attached.

Tell me what you are actually optimising for and I will tell you whether it is here, in Matthews or back up the lake.
