How long has Sunny Yates sold real estate on Lake Norman?

Since 2002. My North Carolina broker licence, number 202205, was issued on 26 November 2002 and I have worked this lake ever since, from the same office on West Catawba Avenue in Cornelius. I have closed 501 homes in that time, $268,250,218 of them, and 359 of those were in the seven towns on this lake.

Do I need a permit for a dock on Lake Norman?

Yes, and it comes from Duke Energy rather than from the county. Lake Norman is a Duke Energy reservoir, so piers, lifts, ramps and shoreline work all need their permission, and the shoreline is classified in a way that governs what can be built. Ask Duke Energy Lake Services before you build, extend or buy anything with a dock on it. Duke Energy Lake Services.

Does a dock permit transfer to me when I buy the house?

Not automatically. The permit belongs to the owner of the property, so a sale means it has to be dealt with rather than assumed. Find the paperwork before closing, not during the last fortnight, and confirm the current transfer process with Duke Energy directly. It is their programme and the version somebody remembers from their own purchase may not be the one that applies now.

What is a due diligence fee in North Carolina, and do I get it back?

It is money you pay the seller for the right to investigate the house and walk away for any reason during the due diligence period. It is not refundable, which is the point: it compensates the seller for taking the house off the market. It is credited to you at closing if you buy. Your earnest money is a separate deposit and is refundable if you terminate in time.

What is the difference between earnest money and the due diligence fee?

The due diligence fee goes to the seller and you do not get it back if you walk. Earnest money is held in escrow and comes back to you if you terminate inside the due diligence period. Miss that deadline and the earnest money is at risk too. In a competitive offer the size of both is a signal, and I will tell you what each one is actually buying you.

What must a seller disclose in North Carolina?

Most residential resales require the Residential Property and Owner's Association Disclosure Statement, NCREC form REC 4.22, and the Mineral and Oil and Gas Rights disclosure, REC 4.25. On the property statement a seller may answer no representation rather than yes or no. That is legal, and it is also information: I will tell you when it matters and what to inspect because of it. Who closes a house sale in North Carolina?

An attorney. North Carolina closings are conducted by a licensed attorney, who handles the title search, the deed and the disbursement of funds. You choose yours; I am happy to give you names of people I have worked with on this lake for years, and just as happy if you bring your own.

What does it cost to sell a house in Cornelius, NC?

The three certain costs are the commission you agree in writing, the state excise tax on the deed, and your share of the attorney and recording fees. North Carolina excise tax is set by statute at one dollar per five hundred dollars of value, so a five hundred thousand dollar sale carries a thousand dollars of it. Repairs negotiated in due diligence are the variable nobody budgets for.

How long do homes take to sell on Lake Norman?

It depends almost entirely on price. Of the 97 homes I have closed since 2022, the 72 under a million dollars took a median of 12 days on the market. The 25 at a million and over took a median of 53. A seller at the top of this lake who is told to expect two weeks is a seller who panics in week three for no reason.

Which towns are actually on Lake Norman?

Cornelius, Davidson, Huntersville, Mooresville, Denver, Sherrills Ford and Troutman. Cornelius, Davidson and Huntersville are in Mecklenburg County; Mooresville and Troutman are in Iredell; Denver is in Lincoln; Sherrills Ford is in Catawba. Which county you are in changes your school assignment, your taxes and sometimes your commute, and it is the first thing to settle.

Which side of Lake Norman should I buy on?

The honest answer is that it depends on where you drive on a Monday. The Mecklenburg side is closer to Charlotte and prices reflect it. The west side, Denver and Sherrills Ford, buys you more house and more water for the money and costs you time on the road. I would rather you drive both at rush hour than take my word for it.

How do I find out which schools serve an address on Lake Norman?

Ask the district. Assignments change, they are set by address rather than by town, and a Mooresville mailing address can belong to either Mooresville Graded School District or Iredell-Statesville Schools. I will tell you which district a house is in and point you at their own locator. I will not tell you a school is good; that is not a broker's call to make.

Do you charge for a valuation?

No. I will walk the house, look at what has actually closed nearby, and tell you the number I believe it sells at and the comparables I got it from. If you want more than that number I will tell you what it would take to get there. There is no obligation attached to any of it.

Will I be handed to an assistant after the first call?

No. I am a solo broker and I am the person who answers the phone, walks the house, writes the offer and sits at the closing table. The number on this site is my own. That is a deliberate limit on how much business I take, and it is the reason I take it.

Do you work with buyers as well as sellers?

Both, and more buyers than sellers. Of the 501 homes I have closed, 168 were my own listings and 332 were on the buying side. Knowing what buyers actually reject is most of what makes me useful to a seller, and having sat on the listing side is most of what makes me useful to a buyer.

What should I do first if I am thinking about selling next year?

Call me a season early. The things that cost money in a sale, a dock permit nobody can find, a repair a buyer will insist on, a room that needs paint rather than a renovation, are all cheaper and calmer in March than in due diligence with a contract running. There is nothing to sign and no reason to wait.
