Harrisburg

Harrisburg is the closest of the Charlotte area towns to my office, and almost nobody expects that. It is about twenty three miles and half an hour from West Catawba Avenue, which is less than the drive down to Matthews and about the same as the drive to Concord. If you are moving out of the lake towns and you still want to get back up here on a weekend, this is the one to look at first.

It is in Cabarrus County, it incorporated in 1973, and it sits in the gap between Charlotte and Concord with the Rocky River running along its western edge. For most of its life it was farmland with a crossroads in the middle. The growth arrived with the road network and it has not stopped, which is why the town today is mostly newer housing on what were fields inside living memory.

Read off the Canopy feed on 20 September 2026: 117 homes on the market, a median asking price of $548,900, and just under a third of them new construction. The largest neighbourhoods by listing count are Harrisburg Village, Encore at Harmony and Harrisburg Town Center. Those names tell you the shape of the market: this is a town of planned neighbourhoods rather than of individual streets, and the questions that matter are the association, the builder and the phase rather than the block.

Cabarrus County Schools is the district. That is a different system from Charlotte’s, with its own calendar, its own assignment process and its own boundary changes as the county builds, so confirm today’s assignment with the district before you rely on it.

What people buy here is a short drive and a newer house. You are close to I-85 and to Concord, you are twenty minutes from the top end of Charlotte, and the housing stock is young enough that the roof and the systems are usually somebody else’s problem for another decade. What you give up is character. There is very little old Harrisburg left to buy, and if you want a house with a history you will not find it here.

I have closed two sales in Harrisburg. That is honest rather than impressive. What I would bring to a purchase here is the same thing I bring to a new build anywhere: reading the builder contract properly, because a builder’s paperwork is not the standard state form and the deposit terms, the change order pricing and what happens if the completion date slips are all in there and all negotiable more often than people think.
