Sherrills Ford

Sherrills Ford, North Carolina, on the west shore of Lake Norman.

Sherrills Ford is the west shore, and the first thing to know is that you are in Catawba County the moment you cross the water. That one line changes the tax bill, the school district and who you ring about a permit. Buyers who price a Cornelius house against a Sherrills Ford house and stop at the asking price are comparing two different sets of running costs.

It is not a town. Sherrills Ford is an unincorporated community named after a crossing the Sherrill family kept on the Catawba River long before there was a lake, and the ford itself is under the water now. NC 150 is the road that made the place, and the bridge across to Mooresville is the reason a house here is half an hour from I-77 rather than an hour and a half.

From my office on West Catawba Avenue it is about nineteen miles and half an hour, up the lake and across. That is closer than most people expect, and it is why I have closed seventeen sales here since 2000. Buyers who want water and cannot make Cornelius or Davidson work almost always end up looking at this side.

What the market here looks like today, read off the Canopy feed on 20 September 2026: 176 homes on the market, a median asking price of $430,000, and just over half of them new construction. The three largest neighbourhoods by listing count are Laurelbrook, The Retreat at Laurelbrook and Northview Harbour. That new build share is the highest of any town on this lake, and it is worth knowing before you start, because a market that is half new construction prices differently from one that is not.

What you get over here is land. Lots are bigger, the tree cover is heavier and the shoreline is less built up than the Mecklenburg side. What you give up is convenience. There is no grocery run that takes four minutes, the drive into Charlotte is a real drive, and if you work uptown you will feel it every morning. Some of my clients love that trade and some regret it by the second winter, so be honest with yourself about the commute before you fall for a view.

The other thing to watch is what kind of water you are actually buying. Sherrills Ford has deep main channel frontage, shallow cove frontage, and a lot of lots that are water access rather than waterfront, which is a different thing at a different price. Duke Energy’s shoreline rules decide what dock can go where, and they do not care what the listing photograph implies. Ask me before you write an offer.
