Matthews

Matthews is a railroad town that kept its centre. It was incorporated in 1879, took its name from a director of the railway that put the stop there, and unlike most places that grew up around a line it still has a downtown you can park once and walk. The Saturday farmers market on the square is a real one, run by growers, and it is the single best argument for the town I can give you in one sentence.

The thing that catches buyers out is the county line. A Matthews mailing address can be in Mecklenburg County or in Union County, and on the day I read the feed it was almost an even split: 168 of the listings on the Mecklenburg side and 151 on the Union side. That is not a detail. It changes the tax rate, the school district and the permitting office, and two houses on the same road can land on opposite sides of it. The first thing I do with a Matthews address is check which county it is actually in.

From my office in Cornelius it is about thirty two miles and forty minutes, down the east side of Charlotte. It is a drive and I will say so.

Read off the Canopy feed on 20 September 2026: 319 homes on the market, a median asking price of $545,900, and fewer than one in five of them new construction. The largest neighbourhoods by listing count are Cadia Village Matthews, Elmbrook and Callonwood. That low new build share is the point of the town: most of what sells here is an existing house in an established neighbourhood, with the trees already grown.

What people buy here is the combination. You get a walkable centre, an established housing stock, and a position on the south east side of Charlotte that keeps the drive into uptown sensible. What you give up is the space you would get in Mint Hill or Weddington for the same money, and the quiet: Independence Boulevard and the growth along it are not far away and you will hear them on some streets.

The other thing worth knowing before you start is that the town is bordered on three sides by places that are not it. Stallings, Indian Trail and Mint Hill all sit within a few minutes, all have Matthews mailing addresses on some streets, and a listing headline saying Matthews is not the same as a property inside the town limits. That matters for the town rate on the tax bill and for who picks up the rubbish, and it is a two minute check rather than an argument after closing.

I have closed three sales in Matthews. That is enough to have opinions about the older neighbourhoods near the centre and not enough to claim I know every subdivision out towards Stallings, so I will tell you which is which.

If you are comparing Matthews with Weddington or Waxhaw, the honest framing is age. This town already exists and those two are still being built. That is either the reason you buy here or the reason you do not.
