Every home for sale in Catawba, whichever firm has it listed, not only Sunny’s.
Catawba is the quiet end. It is a small incorporated town at the top of the west shore, in Catawba County, and it is the last address on this lake that still feels like farmland with water at the bottom of it. If Cornelius is the lake at its busiest, this is the lake before any of that happened.
The town, the county and the river all carry the name of the Catawba people, and the river is the reason everything here sits where it does. The lake is the river, backed up behind Cowans Ford Dam since the early 1960s, and the shoreline up at this end is narrower and more creek-like than the wide water further south. That changes what a dock can be and it changes the view, so a “Lake Norman waterfront” listing in Catawba and one in Cornelius are not the same product at all.
From my office it is about twenty four miles and forty minutes, up NC 150 and round. It is the furthest of the lake towns from where I sit, and that distance is most of the price difference.
Read off the Canopy feed on 20 September 2026: 87 homes on the market with a Catawba mailing address, a median asking price of $431,800, and about two in five of them new construction. The largest neighbourhoods by listing count are Cardiff Glyn, Catawba Trace and Legacy Ridge. One thing to know about searching this town: the feed also files a handful of listings as Catawba that sit well south of here, in South Carolina, with coordinates to match. We do not correct MLS data, so those appear in a Catawba search and are not drawn on the map, and the search page says so.
What buyers come here for is acreage and price per square foot. You will see more land, more outbuildings and more houses that were built for the family that lived in them rather than for a subdivision plan. What you give up is everything that comes with being near an interstate. There is no quick run to I-77 from here. Plan your week around that or do not buy here.
I have closed one sale in Catawba, which is honest rather than impressive, and it is the reason I will tell you to talk to me about the water and the land and not pretend I know every street in town the way I know Cornelius. What I do know is the lake, and the top end of it behaves differently: more silt, shallower coves, and a bigger gap between what a photograph shows and what you can actually tie a boat to in August.
If you are choosing between here, Sherrills Ford and Denver, the deciding question is usually how far you are willing to drive on a Tuesday morning.
